Selling
the 78.79 acre farm of the Reber family and the late Richard Dick Reber.
Located
in New Haven Township, Willard School District, Huron County south of US
224/St. Rt.61 and on the east side of St. Rt. 598.
This
farm is a VERY productive farm with nice agronomic types of soils including
Bennington, Chili Loam, Holly & Lenawee Silty.
The
farm has lots of tile installed and farmed with conservation practices.
The
older 2-story house has been very well maintained and has 1752 sq ft living
area with 3 bedrooms and 1.5 bathrooms. Private well. 2025 propane forced air furnace
with central air conditioning unit. New breaker box. AEP electric provider. Older
septic system. A well maintained home, but selling in AS IS condition.
No
showings of the house until late July to early August, and then will be by
appointment.
There is a 45 x 90 pole barn and an older barn that most likely a new owner would tear down.
There are currently filter strips under FSA program and IF the new owner wants out of that, it can be done. Or, if the new owner wants to continue that program with a payment of $230 an acre for the 13 acres in that program they can. Sells as a whole farm, no splitting up parcels or acreage.
The grain bins are sold and will be removed by closing. They are NOT part of the auction.
Terms: 10% Non-Refundable deposit due by winning bidder the day of the auction. Closing to be on or before October 19th. Possession will be at the time of closing for the house and barns. Possession of the farmland will be at closing if crops have been harvested or IF the crops have not been harvested by closing, then possession of the farmland will be at the time the current farming tenant has harvested this years crop.
No
commission split with other real estate agents.
Seller
has EVERY intension of signing a purchase agreement the day of auction, but per
attorney advice reserves the right to accept or refuse the final bid.
