TERMS: 

Real estate sells as-is, where-is with no guarantees or warranties of any kind. All advertisements thought to be correct but subject to bidder verification. Announcements day of sale take precedence of all written materials. Seller reserves the right to reject any and all bids. Buyer must enter into written real estate contract day of sale, and provide a check for 10% down payment to act as non-refundable earnest money. 5% buyers premium applicable to purchase price. If buyer fails to execute the contract, he or she will lose their earnest money. Do not bid unless you have your financing arrangements handled prior to auction day. All financial arrangements/inspections etc must be completed prior to the auction. Closing to take place within 30 days of sale, or sooner. Possession to be given at closing. Real Estate taxes to be pro-rated to closing. Any personal property left on the property at closing will transfer ownership to real estate buyer.
