The real property includes a one-level ranch style farmhouse with 4 bedrooms and 3 baths that features a nice sized great room with a fireplace, plus a kitchen with updated cabinets. 

We will offer 66.8+/- acres in 12 tracts. We will sell the house tract first is Tract 5 with house, 7.88 acres and 2 buildings. other improvements on the tracts are tool sheds, barns, outbuildings, fencing - the property offers so many opportunities! All other tracts will be sold "choice" by the acre until all tracts are sold. We will offer the entire Magness Road property as a whole with a 5% increase. These tracts will have no restrictions whatsoever. All the tracts offer excellent road frontage, beautiful building sides and ideal for nursery, row cropping and much more. Utility water is nearby, and while its' not currently in front of these tracts, we do have cost estimates from Warren County Utility District to utility water.

Sofa and love seat, roll top desk & chair, Corner Tv stand, oak table & chairs, sofa table, queen size bedroom suite-aspen home sleigh bed, chest, dresser with mirror, oak dining table with leaf, drop leaf table, world book encyclopedia set, child craft books, oak desk & computer stand, dishes, and many more related items too numerous to mention. Enamel ware, everyday dishes, iron skillets, Maytag washer and dryer, flatware, glider rocker, bunk beds.

 

AUCTIONEER COMMENTS:

Most of the tractors, trucks, etc. are not running. All buyers will need to bring trailers, roll backs etc. to remove all items. We’d recommend bringing a cordless/battery, air compressor & tools just in case this would make loading easier for you. We will have a loader tractor or skid steer on Saturday- maybe Sunday too to help with loading.

TERMS: $10,000 down day of sale, non-refundable on each tract, balance due 15-30 days. Any bidder not familiar with Hillis Auction Company must have bank letter of credit or proof of funds to request to bid at auctions. A 10% buyer's premium will be added to all winning bids to determine the final contract price on the real estate. Taxes to be prorated. Possession with deed. Cash or good check accepted day of sale on all other items sold at auction.
