Terms & Conditions: 10%Buyers Premium that is due the day of the sale that is non refundable.  The Balance due within 45 days.  All property is sold as-is-where-is with no warranties either written or implied.  All announcements made the day of the sale will take precedence over any other statements, either written or implied.  10% Buyers premium will be added to the successful bidder's high bid to determine the total contract price.  Buyers premium applies to all real and personal property.  Successful bidder will sign a real estate purchase sale contract and all other forms required at the auction.  Closing will be within 45 days of sale.  All closings will take place as set forth in the purchase sale contract.  

Personal Property: Cash or good check day of sale.  No credit cards will be accepted.  Must be paid in full day of sale.

The sale of the house and the land will go as follows.  The house will sell by the dollar then the 6 lots will sale as choice to the highest bidders/bidder per acer choice of lot or lots.
