The conditions for the public sale of real estate situate in the City of Sunbury, Northumberland County, Commonwealth of Pennsylvania, municipally designated as 500 North Front Street, Sunbury, Northumberland County, Pennsylvania, also known as Northumberland County Tax parcels 050-03-005-164 and 050-03-005-159, Sunbury, PA 17801, owned by the City of Sunbury, and scheduled for sale on June 20, 2026 at 12:00 p.m., are as follows:

1. The real estate to be sold is situate in the City of Sunbury, at 500 North Front Street, Sunbury, Northumberland County, Pennsylvania, also known as Northumberland County Tax parcels 050-03-005-164 and 050-03-005-159, as more particularly described in Northumberland County Record Book 897, at Page 444, and Book 3303, at Page 475.

2. This tract and the improvements situated upon it shall be sold AS IS, and without any warranty or guarantees, except that the deed shall contain the usual covenants of special warranty.

3. The property to be sold is offered for sale subject to any existing liens which shall be satisfied at the time of settlement.

4. The property to be sold is offered for sale subject to the following restrictions: the use of this real property will be restricted from that of a store selling mainly tobacco, nicotine, vapes, and/or related products, a tattoo parlor, or an adult-oriented business.

 5. The person or persons to whom the above-described premises are struck down must immediately, upon their bid being struck down, deposit with the Seller cash or a certified check or checks acceptable to the Seller to the order of the seller for ten (10%) percent of the purchase price. The Seller reserves the right to be sole judge of accepting or rejecting the checks offered. The person or persons to whom the real estate is struck down must sign these Conditions and Agreement of Sale requiring faithful compliance with the terms hereof, and for the payment of the balance in cash within SIXTY (60) DAYS from the date of sale or within such time as the Seller may allow. There is no contingency for bank financing.

6. A deed for the real estate and any building(s) erected thereon will be executed and tendered to the Buyer or Buyers within THIRTY (30) DAYS or within such time as the parties may agree from the date when the property is finally struck down and will be delivered upon the payment of the balance of the purchase price.

7. Buyer or Buyers will pay all state and local real estate transfer taxes.

          8. It is a condition of the sale of this property that any bidder(s) who desire to conduct a risk assessment or inspection for lead-based paint do so at their own expense.
