Terms and Conditions:

The Real Estate is selling pursuant to an Order in the US Bankruptcy Court.
All sales are subject to Trustee and/or US Bankruptcy Court Approval.
The Real Estate is being sold on an “AS IS, WHERE IS” BASIS, with no warranties of any kind, express, implied or otherwise.
All sales are subject to a 10% Buyer’s Premium; the Bid Price plus the Buyer’s Premium equals the Contract Price.
A cash deposit or cashier’s check of $50,000 per improved property OR $10,000 per vacant lot OR $100,000 to bid on all the properties MUST be deposited into escrow to able to bid at the auction on the real estate.
A total of a 10% of the purchase price, or the above deposit, whichever is greater, will be collected on the day following the auction (as appropriate) and deposited into escrow pending the closing.
Deposits will become NON-Refundable once you are declared the high bidder, given that the Sale is approved by the US Bankruptcy Court.
Closing will take place within 14 days of the Order Approving the Sale at the auction.
Not closing within the allotted time frame will result in the 10% deposit being forfeited to the Seller as liquidated damages.
ALL taxes, both current and delinquent and thereafter, will be paid by the BUYER.
BUYER will pay ALL closing costs.
There are NO contingencies to closing; this includes inspections, financing or otherwise.
Possession is with Trustee’s Deed.
Inspection will be by appointment only and at established scheduled Open Houses.
