Personal Property to sell as-is, where-is with no guarantees of any kind. 10% Buyer's Premium on all personal property. Cash or good check with valid IL Driver's License accepted only. Personal property must be removed from the location day of sale.
Real Estate sells as-is, with no guarantees of any kind. Real estate sells subject to reserve and seller reserves right to reject any and all bids. Winning bidder will enter into a binding real estate contract day of sale, as well as provide a $5000 down payment check day of auction as non-refundable earnest money. Closing to take place within 30 days of auction, possession given at closing. Real estate taxes to be pro-rated to closing. PLEASE NOTE: any inspections MUST be handled prior to auction day. All financing arrangements MUST be handled prior to bidding, not contingent to. A $500 buyers premium will be added to the final bid.
