PROPERTY DESCRIPTION-  58.42 farmable acres of irrigated farmground with  (2)Reinke 5 Tower pivots with electric motors. Ground is a majority of Muir Silty Loam.

The property is leased for the 2027 crop year and the buyer will be credited first half of taxes and will receive the second half of the lease payment and will be responsible for the second half of taxes

 2025 Taxes: $4277

 FSA Information: This is estimated due to the information being combined with other ground.

Terms: $50000 the day of the auction at which time the successful bidder will enter into a written purchase agreement with the seller. Balance of sale price to be paid on or before July 31, 2026. At closing, buyers will receive a title insurance commitment showing merchantable title and warranty deed will be delivered. The cost of title insurance and escrow fee will be equally split between the buyer and seller. 2026 taxes to split equally between seller and buyer. Buyer will receive the second half of the lease agreement which is approximately $9000. The lease agreement expires on Feb 28,2027 when buyer will receive full control of the property.   Buyers are reminded this is a cash sale, any needed financing should be arranged prior to the bidding.
