Real Estate: No Buyers
Premium will be charged. The
successful online bidder will be required within 48 hours after auction close
to sign a standard form purchase agreement and submit a 5% deposit. This deposit may be in the form of a personal
or business check. The balance will be due & payable at closing
within 60 days. Buyer will be
guaranteed good merchantable title. The purchaser will assume the real estate
taxes starting with the Fall 2026 installment. The property is selling on an AS
IS basis and subject to seller approval. Each potential bidder is responsible
for conducting his or her own independent inspections, investigations,
inquiries, and due diligence concerning the property. NOTE: Personal property upstairs in both barns will remain and is
included with the real estate sale. Also: the home has not been inhabited for 30 years plus. The
sellers do not know if the existing septic system is functional. Buyers may
be required to complete a septic tank inspection. If the report states that the
existing
septic tank or field bed
does not meet current codes, then a new system will
need to be installed by
the new owner before the new owners can
reside in the dwelling.
Upon installation of the new system, the Health
Department shall be
provided with documentation of the new installed system.
Personal Property: A BUYER'S PREMIUM of only 2% will be charged on
all purchases, with an additional 3% for payment by credit cards. After the
auction, you will be emailed an invoice showing your purchases. Unless you have
made arrangements to pay cash, your CREDIT CARD used during registration will
be charged the following morning after auction close. ALL PURCHASES MADE BY
INDIANA RESIDENTS WILL BE SUBJECT TO INDIANA SALES TAX. SALES TAX WILL BE
CHARGED ON THE HAMMER PRICE AND BUYER'S PREMIUM (unless a resale certificate
has been received by the auction company). In-House shipping is available on
select items. SOHN and ASSOCIATES RESERVES THE RIGHT TO SEND FRAGILE, OVERSIZED
AND/OR LARGE QUANTITY ITEMS THAT ARE TIME CONSUMING TO A THIRD-PARTY SHIPPER
FOR PROCESSING. Items requiring Third-Party Shipping will incur a delivery/drop
off fee. All items selling AS-IS. Items are to be picked up at your scheduled
pickup time unless prior arrangements have been made with the auction company.
Items picked up on a day other than the scheduled pick-up date could result in
a $25.00 rescheduling fee. Sohn reserves the right to charge a minimum of $10
for items requested to be brought back to the office for pick-up. PLEASE REVIEW
