The balance of the purchase price is due on or before August 28th, 2026, in which the Buyer(s) shall pay the balance of the purchase price in full. A copy of the purchase contract will be available for inspection before the auction, and at the closing desk on the day of

the auction as well.

TAXES: Seller(s) will pay all 2026 Taxes due in 2027, in the form of credit at closing based upon the latest available information. 2027 taxes and beyond are the responsibility of the buyer(s). No further pro-rations will be made after closing. Seller to retain Cash Rent income for 2026.

5. SURVEY: Seller(s) will provide a certified survey, commitment letter of title insurance in the amount of the purchase price.

6. TILES: Since both parcels benefit from the drainage tile in place, both Buyer(s) of both parcels (if sold separately) will enter into a shared Ag Tile Drainage agreement, for the benefit of each owner, regarding the main drainage tile along the property lines.
