will be offered in two parcels: Parcel 1 containing 91.135± acres and Parcel 2
containing 244.779± acres. The farm features gently rolling topography with
excellent natural drainage, enhanced by extensive tile already in place for
efficient water management. With a strong Productivity Index (PI) of 125.8,
this highly productive farmland is well-suited for consistent, high-yield crop
production. Full possession will be granted for the 2027 crop season. The land
will be available for fall tillage and fertilization following the removal of
the 2026 crops. This is an outstanding opportunity to invest in

TERMS: A minimum deposit
of 10% of the purchase price in the form of certified check, bank draft or
personal check shall be made by the successful Bidder(s) on the day of the
Auction for each parcel, at such time, the successful Bidder(s) shall enter
into purchase contract. The balance of the purchase price is due on or before
August 28th, 2026, in which the Buyer(s) shall pay the balance of the purchase
price in full. A copy of the purchase contract will be available for inspection
before the auction, and at the closing desk on the day of
the auction as well.
TAXES: Seller(s) will
pay all 2026 Taxes due in 2027, in the form of credit at closing based upon the
latest available information. 2027 taxes and beyond are the responsibility of
the buyer(s). No further pro-rations will be made after closing. Seller to
retain Cash Rent income for 2026.
5. SURVEY:
Seller(s) will provide a certified survey, commitment letter of title insurance
in the amount of the purchase price.
6. TILES: Since both parcels
benefit from the drainage tile in place, both Buyer(s) of both parcels (if sold
separately) will enter into a shared Ag Tile Drainage agreement, for the
benefit of each owner, regarding the main drainage tile along the property
