Real Estate: No Buyers Premium will be charged. The successful online bidder will be required within 48
hours after auction close to sign a standard form purchase agreement and submit
a 5% deposit. This deposit may be in
the form of a personal or business check. The balance will be due &
payable at closing within 60 days. Buyer
will be guaranteed good merchantable title and will assume the real estate
taxes starting with the Fall 2025 installment. The property is selling on an AS
IS basis and subject to seller approval. Each potential bidder is responsible
for conducting his or her own independent inspections, investigations,
inquiries, and due diligence concerning the property. Sohn & Associates,
Ltd and its representatives are agents of the seller.
Personal Property: A BUYERS PREMIUM of 13% will be
charged on all purchases made online with a 3% discount for payment by cash or
check. Accepted forms of payment for
this auction are Visa, Mastercard and Discover credit cards. After the auction you will receive an invoice
showing your purchases. Your CREDIT CARD used during registration for this
auction will be charged the following morning unless other arrangements have
been made. ALL PURCHASES MADE BY INDIANA
RESIDENTS WILL BE SUBJECT TO INDIANA SALES TAX. SALES TAX WILL BE CHARGED ON
THE HAMMER PRICE AND BUYERS PREMIUM (unless a resale certificate has been
received by the auction company). SHIPPING IS AVAILABLE ON SELECT ITEMS. All items selling AS-IS. Items
are to be picked up on the scheduled pickup day unless prior arrangements have
been made with the auction company. Items picked up on a day other than the scheduled pick-up date will
result in a $25.00 rescheduling fee. Sohn reserves the right to charge a minimum of $10 for items requested
