*Viewing by appointment ONLY*
Tract 1: This is a gorgeous brick home located on a spacious 143x 120 corner lot
with beautiful landscape. This home offers 1,987sqft of living space with 3
bedrooms, 3-1/2 baths, large 2 car garage and a fully finished basement
complete with a fireplace and ¾ bath. The master bedroom boasts a walk-in
closet and a full master bath, including a walk-in shower and a Whirlpool jet
tub. The living room is spacious with a skylight and fireplace. The kitchen is
large with plenty of space in the beautiful oak cabinets and island with
adjacent dining room providing plenty of space for any family or friend
gathering. The Whirlpool refrigerator, Matag dishwasher and Amana flat top
stove will convey with the property. This home also includes an AO Smith
natural gas 40gal water heater from 12/2018, a newer Luxaire natural gas
furnace and AC as well as nice Decra tile roofing.
Tract 2: This is a gently rolling 16.5-acre upland agricultural tract which is 99%+
tillable. This tract is also a corner lot accessible on the South and West
sides. The current cash rent for tracts 2, 3 & 4 is $2,000. The $2,000 rent
will fully convey with tract 2. This tract is prime Audrain County crop ground
that would make a great addition to any local farmers portfolio. Also, with the
prime location on the edge of town and the road frontage on two sides this
would make an idea development property.
Tract 3 & 4: Both of these tracts
are located on the Northeast side of the property. They are identical in size
157.5 x 120. Tract 3 sets just South of tract 4 and tract 4 is at the end of
Oak Street. Both tracts are in a nice, well kept, quiet neighborhood and would
make great homesites. There are currently soybeans on the lots so any planned
construction would need to wait until the beans are harvested.
