Location & Detailed Directions to the Property:  Located approximately 5 miles South of New Athens, IL in Sections 17 & 20 of Lenzburg Township, St. Clair County, IL. The property is situated along Pete Junk Road and on both sides of Wildy Road. From the West-New Athens Stop light on Route 13: Take Keim Road South 3.2 miles from IL State Route 13; then West ½ mile on Baer Road to the corner of Pete Junk Road & Pike Sawmill Road; then South ½ mile to the Farm (watch for signs). The property is contiguous except for road ways, the corners are clearly marked surrounding the property. The farm stead at the corner of Pete Junk & Wildy road is not included with the auction.

 

Detailed Directions to the Auction Site:

The Real Estate Auction will be conducted in the Large Hall at the Bullpen Bar & Grill Restaurant at 201 Kaskaskia Street, New Athens, IL. 62264. From the West stoplight on IL Route 13 : Continue North on Van Buren Street, turn right on Kaskaskia Street to access the large parking lot behind the building. The Large Hall entrance is clearly marked on the rear side of the building. We will be on site for any last minute questions approximately 2 hours prior to the auction.


TRACT A

12.01 acres with frontage to Pete Junk Road & Wildy Road. Tract A is mostly all tillable with the FSA map indicating 11.45 acres of cropland. The Kinzinger farm has been surveyed and is available for 2024 Spring Planted crops. Tract A Parcel Numbers: 20-20.0-200-004 & 20-20.0-200-005.

 

TRACT B

Tract B includes 12.03 acres with 396.79’ of  frontage to Pete Junk Road. Tract B is situated on the East Side of Pete Junk Road. Tract B is mostly all in cultivation, with the FSA map indicating 11.68 acres of cropland. Tract B is available immediately upon closing in time for preparation of the Spring Planted 2024 Crops. Tract B Parcel Numbers: 20-20.0-200-006 & 20-20.0-200-007.

 

TRACT C

72.88 acres +/- with 1944.69 feet of frontage to Wildy Road and 860.26 feet of frontage to Pete Junk Road. Tract C is mostly in cultivation and does not include the farm stead on the corner. Tract C has some terraces, some field tiling, a grassy waterway & Hay field. Tract C has some land situated in the flood plain and includes an open sided Hay shed with an attached lean-to. This tract is available for 2024 spring crops and has been surveyed and the buyer will receive a copy of that survey plat at closing. The Farm Service Agency Farm Number for the land is #5548, Tract Number 1150. The Farm has enrolled in the past & current farm programs with 154.50 total base acres—including 38.83 acres for Corn, 79.89 acres for Soybeans & 35.78 acres for Wheat. The PLC yields are 119 for Corn, 38 for Soybeans & 59 for Wheat.

 

TERMS & CONDITIONS OF THE REAL ESTATE AUCTION

10% non-refundable Down Payment Due on Day of Auction, Balance due at closing in approximately 45 days, by March 20, 2024. The Farmland is available immediately upon closing for the 2024 Spring Planted Crops—Open Tenancy. The Real Estate Taxes will be pro-rated to the day of closing based on the last known tax figure. Any Mineral Rights owned by the Kinzinger Trusts will be passed to the purchaser. We are selling the property in its AS-IS present condition with no warranties expressed or implied. Any Announcements made on Auction Day take precedence over all previous advertising. Surveyed corners are clearly marked. A Plat of Survey will be included with each purchase. A written contract will be signed following the verbal auction.
