The AG Building is situated West of the Water Tower in Scheve Park. Use GPS address: 851 6th Street, Mascoutah, IL 62258. Plenty of Parking. 

Description of the Property

The Auction includes approximately 120.51 acres to be sold in 2 Parcels to the High Bidder at absolute Public Auction.

The Farm is situated app 1-1/2 mi South West of Love’s Truck Stop with frontage to Renth Road at the corner of Richter School & Fuesser Roads in Sections 15 & 22 of Mascoutah Township, St. Clair Co. The farm will be sold in 2 Parcels—Tract A & Tract B. Both Parcels include with open tenancy for 2024 Spring Planted Crops. SPECIAL VIEWING, Sunday Afternoon--Nov 12 at the farm.

 

Location & Directions to the Property

·        Auction Tracts A & B are located West of New Baden, IL. Continue West of New Baden on Route 161 approximately ¼ mi West of the I-64/IL Rt 161 intersection (LOVE’S), then South 1 mi on Richter School Road, then West app ½ mi to the Property on both sides of the Renth Road or 2-1/4 mile East of the JCT of Route 4/Route 161 on IL State Route 161 (at the rock pipe/curve) continue ahead thru the stop sign on Renth Road for ¼ mile to the farm on both sides of Renth Road .

 

Tract A

The North 39.88 Acres of the Farm with good frontage to the North Side of Renth Road. Tract A is mostly all tillable. Surveyed & Available for Spring 2024 Crops. Parcel Number 10-15.0-400-005. 2022 Real Estate Taxes Paid in 2023 $ 1136.40.

 

Tract B

The South 80.63 Acres of the Farm situated on the South Side of Renth Road. Tract B has 1327.72 feet of frontage to Renth Road. The farm is available for 2024 Spring Planted Crops. Part of Parcel Number 10-22.0-200-002.

Terms and Conditions

10% Down on Day of Auction as non-refundable earnest money, possession and balance due at closing in approximately 30 days, by December 31, 2023. Taxes prorated to the day of closing based on the last known tax figure. Possession immediate upon closing, subject to tenant’s rights, open tenancy for 2024. The land is available for Spring Planted 2024 Crops. Surveyed corners are clearly marked, a plat of Survey will be included with each tract. You are buying the land in it’s as-is present condition with no warranties expressed or implied. Any Owner’s Mineral Rights will be passed to the new buyer.
