Said premises will be sold subject to all outstanding taxes and or liens and encumbrances which may be entitled to precedence of said mortgage. The property will be sold “AS-IS”. The mortgagee and auctioneers make no representation or warranty with respect to the accuracy of any statement as to the boundaries, acreage, frontage, or other matters contained in the description of property.

 

TERMS OF SALE:

A deposit of FIVE THOUSND DOLLARS ($5,000.00) in the form of cash, certified check, cashier’s check, or other form of payment agreeable to the mortgagee, will be required to be delivered at or before the time a bid is offered.

The successful bidder will be required to execute a written memorandum of sale, immediately after the close of bidding. The balance of the purchase price shall be paid upon delivery of the Foreclosure Deed to the purchaser within forty-five (45) days of the sale date.

The Mortgagee reserves the right to bid at the sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale and such changes will be binding upon all prospective bidders.
