Detailed Directions to the Auction Site:  I-64 to exit 23, then South on IL State Route 4 to stop light, right app 1 mi on IL State Route 161, then left app 2 miles on 6^th Street to the park. The AG Building is situated West of the Water Tower in Scheve Park. Use GPS address: 851 6^th Street, Mascoutah, IL 62258. Plenty of Parking. 

Location & Detailed Directions to the Property:  Located approximately 1 mile South West of Mascoutah, IL in Sections 6 & 7 of Engelmann Township, St. Clair County, IL. The property is situated on both sides of Grodeon Road between Brickyard Road & IL State Route 4, North of Hog River. From Mascoutah: Take IL State Route 4 South from Mascoutah, turn West on Grodeon Road and continue on Grodeon Road for app ¾ mi to the Farm on both sides of the Road (watch for signs). Corners are clearly marked Surrounding the property.

TRACT A

34.00 acres situated North of Grodeon Road. Tract A has over 1200’ of road frontage and continues back 1227+ feet towards Mascoutah. Tract A is mostly all tillable with the FSA map indicating 33.24 acres of cropland. The Kruse farm has been surveyed and is available for 2023 Spring Planted crops.

TRACT B

The South 58.23 acres with 2500’ of  frontage to Grodeon Road. Tract B runs from Hog River on the East side to the small curve in the Road on the West side, approximately ¼ mile from Brickyard Road. Tract B is mostly all in cultivation, with the FSA map indicating 56.54 acres of cropland. Tract B is available immediately upon closing in time for preparation of the Spring Planted 2023 Crops.

TERMS & CONDITIONS OF THE REAL ESTATE AUCTION

10% non-refundable Down Payment Due on Day of Auction, Balance due at closing in approximately 45 days, by April 21, 2023 OR 20% Down, balance at closing with immediate possession to allow for normal timely farming practices. The Farmland is available immediately upon closing for the 2023 Spring Planted Crops—Open Tenancy. The Real Estate Taxes will be pro-rated to the day of closing based on the last known tax figure. Any Mineral Rights owned by the Kruse Trusts will be passed to the purchaser. We are selling the property in its AS-IS present condition with no warranties expressed or implied. Any Announcements made on Auction Day take precedence over all previous advertising. Surveyed corners are clearly marked. A Plat of Survey will be included with each purchase. A written contract will be signed following the verbal auction.
