The AG Building is situated West of the Water Tower in Scheve Park. Use GPS address: 851 6th Street, Mascoutah, IL 62258. Plenty of Parking.

& Detailed Directions to the Property: Located approximately 1 mile South West of
Mascoutah, IL in Sections 6 & 7 of Engelmann Township, St. Clair County,
IL. The property is situated on both sides of Grodeon Road between Brickyard
Road & IL State Route 4, North of Hog River. From Mascoutah: Take IL
State Route 4 South from Mascoutah, turn West on Grodeon Road and continue on
Grodeon Road for app ¾ mi to the Farm on both sides of the Road (watch for
signs). Corners are clearly marked Surrounding the property.
TRACT A
34.00 acres situated North of Grodeon Road. Tract A has over 1200 of road frontage and continues back 1227+ feet towards Mascoutah. Tract A is mostly all tillable with the FSA map indicating 33.24 acres of cropland. The Kruse farm has been surveyed and is available for 2023 Spring Planted crops.
TRACT B

possession to allow for normal timely farming practices. The Farmland is available immediately upon closing for the 2023
Spring Planted CropsOpen Tenancy. The Real Estate Taxes will be pro-rated to
the day of closing based on the last known tax figure. Any Mineral Rights owned
by the Kruse Trusts will be passed to the purchaser. We are selling the
