    AUCTION TERMS

    Real Estate: There will be a 3% internet fee added to final bid to make purchase price. A 10% down payment is due by the purchaser by noon Wednesday, February 1st, 2023 at Shane Albright Auctions 6508 US-72, Killen, AL 35645 and to sign real estate purchase contract. The balance is due on or before March 7th, 2023. The seller will provide a good merchantable general warranty deed, preliminary title search and property taxes will be prorated between purchaser and sellers at closing. Purchasers are responsible for all other closing cost. Title insurance is available at purchasers’ expense. No inspections of the property have been made and will be sold AS-IS WHERE-IS with no warranties expressed or implied. Shane Albright Auctions and our agents are acting as agents for the seller only in this transaction.

    Buyer's Premium: There is a 3% Buyer's Premium in effect for this auction.
