Basic Online Auction Terms & Conditions

1.  Minimum Opening Bid Online Auction. Online Bidding is Available Soon 

2. The Real Estate sells "as is" with no warranty written or implied by the Seller, the Sellers Agents, the Broker, the Auctioneer. The Buyer MUST complete ALL Inspections and Due Diligence BEFORE bidding to purchase this Real Estate. 

3. A 10% Buyers Premium applies that will be added to the Successful Highest Auction Bid to determine the Total Contract Price. 

4. The Buyer pays all of the closing costs involved in this transaction and must settle in full and close this transaction within 30 days with our Closing Agent Veronica Riggs, Ohio Real Estate Title Company. 

5. The Buyer MUST sign and return the required Ohio Real Estate Auctions Purchase Sales Agreement Documents to Ohio Real Estate Auctions LLC, Keith Orr, Auctioneer on the ending date of this Online Auction.

6. The Buyer must provide a 10% Good Faith Deposit Down Payment via Bank Certified Cashiers Check or Direct Bank Wire Transfer directly into our Ohio Real Estate Auctions LLC Trust Account on the ending date of this Online Auction.

7. Possession of the Real Estate along with free and clear good marketable title and a good deed with no financial liens or back Real Estate Taxes will be given to the Buyer by the Seller on the date of closing.  

8. Default: The Buyer's Good Faith Deposit Down Payment is Non Refundable and the Buyer's opportunity to purchase this Duplex becomes Null & Void if the Buyer fails to settle in full and close this transaction for any reason in a timely manner with our closing agent Veronica Brown, Ohio Real Estate Title Company. 

9. DO NOT BID to purchase this Real Estate unless you have completed all of your inspections, due diligence, you are a financially qualified, ready, willing and able to provide the required 10% Deposit Down Payment payable into the Ohio Real Estate Auctions Trust Account on the ending date of this Online Auction and then close this transaction in a timely manner within 30 days paying All CASH.
