This auction will offer a 3-bedroom
home (shouse) built in 1995 with heated garage, a 34x72 heated shop, hoop type storage
building, horse barn with box stalls, open front building, and car port.
Items included with the acreage
include, stove, refrigerator, dishwasher, stacked washer & dryer, remodeled
bath w/ jacuzzi & new standalone shower, solar panel system, propane tank, outdoor
wood-fired boiler, 3 wood-fired stoves, automobile hoist, tool storage cabinet,
walnut trees, and fruit trees.
Cropland. Included with the acreage is 11.86 acres of cropland that is leased for
the 2022 crop year. The buyer will get
possession of the crop land as soon as the 2022 crop is harvested. All 2022 lease payments and FSA program
payments will be in receipt of the Joshua J. Moore Estate.
FSA information: Farm # 6676. The land is
classified as (HEL) highly erodible land and the tract does not contain a
wetland as stated on 2022 FSA-156EZ. The land is currently enrolled in the USDA
ARC/PLC farm program. There is 6.10 acres of corn base with a 132 PLC yield and
.5 acres of oats base with a PLC yield of 58.
Method of Sale: The property will be sold as a
lump sum. All bidders will need a Banks
Letter of Credit to register for a biding number.
Terms: The high bidder to pay 10% of the purchase
price as a down payment to the closing agents real estate trust account on sale
date. Buyer will sign a Real Estate Sales Agreement that call for the unpaid
balance to be paid in full on delivery of a court approved abstract of title
and deed which is anticipated to be on or before July 29, 2022, contingent upon
buyer s title opinion being completed by anticipated closing date. Real estate
taxes will be prorated to date of closing. Estimated annual net real estate
taxes are $1,582.00 Possession at the time of closing. Bidders are purchasing
with no financing contingencies and must be prepared for cash settlement of
their purchase. Closing agent will be Attorney Zach Herrmann of Elkader, IA. This sale is subject to confirmation of the
sellers Estate.
