280 acres of prime income producing cropland.  This beautiful farm will be offered by the acre in one single tract.  The land is primarily all open and all tillable with the balance in small woody draws and rentable pasture or natural prairie meadows that have been hay producing ground.  280 +/- acres to be sold with the minimum opening bid of $4,600.00 per acre.

80 acres of excellent hunting ground with recently updated home and outbuildings.  The outbuildings are nice and include a metal pole barn, two machine sheds and a wick building with stalls and feed bunk.  This property would be nice for a small cattle operation or a hunting retreat.  13 acres in front of this property is tillable and has recently been in bens.  The balance of the property is composed of approximately 4-5 acre feed lot that has been used for cattle with the balance in woods and grassy meadows that would be ideal for hunting.   There is plenty of room for secluded food plots but the 80 acres is surrounded by ag.  This property would hold ideal bedding cover for deer and would be a hot spot during the rut.

This 80 Acres of excellent hunting ground with home and outbuildings will be sold with the minimum opening bid of $3,200.00 per acre.  Note: Cattle and personal property will be allowed to be on property until end of year and or by the date of the auction.  All portable cattle, cattle related equipment such as cattle panels, hay rings, feeders, 10 foot feed bunks, etc are not being sold or included as part of the 80 acre parcel.

Terms and conditions….. Both properties will sell “As Is Where Is” with a minimum opening bids per acre as mentioned above.  The successful bidder on each property will be required to deposit 10% down in non-refundable earnest money with the balance due upon closing within 45 days but would prefer to close by the end of this year.  Buyer must sign the basic legal binding contract of sale on sale day, which reflects an as is-where is sale.  Any occupancy permit is the responsibility of the buyer if applicable and the sale has no contingencies.  Buyers shall rely entirely on their own information, judgement and inspection of property and records.  Announcements made day of auction supersede printed material.
