The Powers family land contains a total of 123.74 taxable acres and will be sold in 2- tracts. Both tracts are located north of Shelbyville, IL, or approximately 30 miles south of Decatur, IL. Tract 1 is approximately 5 miles north of Shelbyville and is further described as being located in Sections 26 and 27, and Tract 2 is approximately 9 miles north in Section 2, all in T12N-R3E, Ridge Township, Shelby County, IL.

Tract 1 contains 71.9 acres and represents nearly all tillable, productive farmland; Tract 2 contains 51.84 acres and represents productive tillable acres, wooded draws, and is improved with an older home and farm outbuildings.

Both tracts will be sold individually, by the acre based on the taxable acres. Each tract will sell individually and the tracts will not be offered together at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will be on or before December 15, 2021. Possession will be given at the time of closing subject to the current 2021 farm lease.

The 2021 real estate taxes will be paid by the sellers. The 2022 real estate taxes and all subsequent years will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller.
