Tract 1 is located approximately 4 miles northwest of Hoopeston, IL, or 18 miles east of Paxton, IL, or 25 miles north of Danville, IL. This farm is further described as being located in the West Half of the Southeast Quarter, Section 5, T23N•R12W, Grant Township, Vermilion County, IL.

Tract 2 & 3 are located approximately 8 miles northeast of Hoopeston, IL, or 15 miles southeast of Milford, IL. These tracts are further described as being located in the East Half of Section 35, T24N•R11W, Prairie Green Township, Iroquois County, IL.

Tract 1 - 77.57 Taxable Acres

METHOD & TERMS

All 3-tracts will sell by the acre - Tract 1 based on the taxable acres and Tracts 2 & 3 based on the surveyed acres.

Tract 1 will sell first, then we will sell “Buyers Choice” on Tracts 2 and 3 whereas the high bidder can purchase (in any order) either or both tracts for their high bid. If the buyer only takes one tract we will then sell the remaining tract. The tracts will NOT be combined at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on or before December 13, 2021. Bidding is NOT subject to the following contingencies, including but not limited to financing, appraisal, or inspection. The seller will provide title insurance in the full amount of the purchase price and pay the 2021 real estate taxes. The farm sells free and clear of farm tenancy for the 2022 crop year. Possession will be given at the time of closing.
