Detailed Directions to the Auction Site:   I-64 to exit 23, then South on IL State Route 4 to stop light, right app 1 mi on IL State Route 161, then left app 2 miles on 6th Street to the park. The AG Building is situated West of the Water Tower in Scheve Park. Use GPS address: 851 6th Street, Mascoutah, IL  62258.  Plenty of Parking. 


Location & Detailed Directions to the Property:  The property is located North & North East of Mascoutah, IL. The Auction includes 199.42 acres of Land in Section 19 and 37.17 acres in Section 10 of Mascoutah Township, St. Clair County, IL. Tracts A, B, C, D, E, F & G including 199.42 acres have frontage to North 6th Street, Fuesser Road, Progress Parkway & Air World Centre Way with a large contiguous footprint situated between Route 4 & 6th Street. The Property has access to IL State Route 4 via Progress Parkway & Air World Centre Way and is situated only 2-1/2 miles from exit 23 on Interstate 64 and The Mid-America St. Louis Airport.

The Farm Service Agency Farm Number for the land is #8073, Tract Numbers 3823, 6657, 7400 & 8650, with a total of 243.46 acres of farmland & 239.89 acres of cropland. The Farm has enrolled in the past & current farm programs with 252.10 total base acres—including 177.45 acres for Corn, 66.22 acres for Soybeans & 8.43 acres for Wheat. The PLC yields are 118 for Corn, 38 for Soybeans & 54 for Wheat. The Farmland is enrolled in ARC-CO for Corn, Soybeans & Wheat.


TERMS & CONDITIONS OF THE REAL ESTATE AUCTION

10% non-refundable Down Payment Due on Day of Auction, Balance due at closing in approximately 30 days, by December 30, 2021.  The Farmland is available immediately upon closing with plenty of time for preparation for the 2022 Spring Planted Crops—Open Tenancy. The Real Estate Taxes will be pro-rated to the day of closing based on the last known tax figure. Any Mineral Rights owned by the 5K, LLC will be passed to the purchaser. We are selling the property in its AS-IS present condition with no warranties expressed or implied. Any Announcements made on Auction Day take precedence over all previous advertising. Surveyed corners are clearly marked. A Plat of Survey will be included with each purchase. A written contract will be signed following the verbal auction.
