Property is located approximately 10 miles northeast of Kirksville, MO

From the north, take Hwy 63 to Hwy T, then go south on Sperry Way (CR 120B), property will be on the east & west sides of Sperry Way, and on the north & south sides of Benton Way (CR 121B).

From the south take Hwy 11 to Steer Creek Way (CR 112), then take the first north turn onto Sperry Way, property on east & west sides of road, then turn west onto Benton Way, property on the north & south sides of road.

METHOD & TERMS

Acreages in this advertisement are estimated. A survey will be completed prior to the sale. Tracts 1-5 will be sold on a price per acre basis, based on the acreage obtained from the completed survey. Tracts 1-5 will be offered through the marketing method of “Buyers Choice”, whereas the high bidder can purchase (in any order) any or all of the 5 tracts for their high bid. “Buyers Choice” auctioning will then continue until all of the tracts have been elected. The tracts will not be offered in their entirety at the end of the auction.

Bidding is NOT subject to financing, appraisal or inspection.

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Pickell Abstract Company, which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Pickell Abstract Company on or before November 30, 2021. Possession will be given at the time of closing.

The 2021 real estate taxes will be prorated as of the closing date. The 2022 real estate taxes and subsequent years will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between the buyer & seller.
