LOCATION

Adams County, Illinois

The Graham farm contains a total of 404 acres± (subject to survey) and will be sold in 5-tracts. Tracts 1-4 are located on the east side of Kingston, IL, approximately 7 miles southeast of Liberty, IL, or 15 miles southeast of the Quincy, IL Regional Airport, or 10 miles southwest of Siloam Springs State Park, and along Highway 104. Tracts 1-4 are further described as being located in the South Half of Sections 7 & 8, Beverly Township, Adams County, IL. Tract 5 is located approximately 4 miles north of Kingston, IL, or 5 miles east of Liberty, IL along North 700 Ave. Tract 5 is further described as being located in the East Half of the Southeast Quarter of Section 25, Liberty Township, Adams County, IL.

GENERAL INFORMATION

404 Acres± (subject to survey) • to be sold in 5 tracts

All 5 tracts offer several opportunities for farmers, hunters, investors and home builders with productive cropland, excellent hunting land and outstanding home building sites.


METHOD & TERMS

A survey will be completed prior to the auction on Tracts 1, 2, 3 & 4 and they will be sold by the acre based on the surveyed acres. Tract 5 will be sold by the acre based on the taxable acres. All 5 tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (in any order) any or all of the tracts for their high bid. “Buyer’s Choice” auctioning will continue until all 5 tracts have been elected. The tracts will not be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will be on or before November 30, 2021. Possession will be given at the time of closing subject to the current 2021 farm lease.

The 2021 real estate taxes will be paid by the sellers. The 2022 real estate taxes and all subsequent years will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller.

Bidding is NOT subject to the following contingencies, including but not limited to financing, appraisal or inspection.
