All properties are abandoned, no one currently lives in the home.

Manufactured Home(s) Sold "As Is, Where Is" no warranties or guarantees, you must rely on your own personal inspection. Not responsible for accidents, injury or items after "SOLD." You, the bidder, are responsible to secure your items you have bid on and won. Announcements made on Auction day take priority over previous publications or electronic communications.

            * Other expenses to be absorbed by the high bidder, buyer - is the cost with Porter County assessor and treasurer for the transfer of title permit and estimated property taxes for 2021 plus all unpaid property taxes 2020 and previous years. Also, per Ingram Manor MHC rules, the winning bidder of the home(s) must either; 1) Be approved by the Ingram Manor MHC for residency/occupancy within 72 hours from time of purchase for homes which meet Community standards. Applications for the approval consideration process to live in Ingram Manor MHC are available on-site on Auction day and can be completed on Auction day or recommended that application can also occur prior to Auction Day on-line at the Ingram Manor  website;  or  2) Remove the home(s) off of Ingram Manor grounds.  Moving permit/certificate of insurance to be supplied to the Ingram Manor  Office prior to removing or tear down beginning on said home. Monthly lot rent for any winning bidder/ buyer starts effective Auction Day.

It may be the winning bidder responsibility and requirement to take all paperwork to the Porter County Treasurer's office to pay outstanding taxes on home(s) and obtain transfer of title permit. He/she/they will then take all issued paperwork to the Indiana BMV (Bureau of Motor Vehicles) to have title transferred into their (he/she or corporation) name.

            Winning high bidder has 30 days after the auction to properly remove the home(s) off of Ingram Manor grounds. This buyer is responsible to pay accruing lot rent starting effective Auction Day. Any site fees that become due is to be paid via Cashier's Check or Money Order to Ingram Manor. 

            ** Contents and appurtenances may include (if any) all fixtures, appliances, furniture, TV's, curtains, drapes, mini blinds, and all other window treatments, and all other personal property located within said mobile home, all blocking, tie-downs, and set up materials, awnings, porches, skirting, steps, antennas, sheds, and all clothing, personal property and belongings therein or upon said lot.

High Winning Bidder is NOT required to remove garage ( if any ) off premises. But, if you want it, take it, it's yours.

Directions:  From US Hwy 6 & the Porter County/Lake County - County Line Rd. traffic light, go south 1/2 mile to the entrance for Ingram Manor Community, enter eastbound on Exeter Ave., it's across from Calumet Park Funeral Home. Go to the circle around area for Ingram Manor Office & Sales Center building, a parking lot is on its north side. Note - 3 different & separately managed manufactured housing communities are sandwiched next to each other on the east side on County Line Road, starting with Camelot Estates, then Camelot Manor & the 3rd & furthest south is Ingram Manor - Ingram is the one you want to enter for this Public Auction.

Dress for Weather. Don't flip cigarette butts on street, driveway or ground, only in proper receptacle. Please respect neighbors and not block driveways, mailboxes or pull off street onto their grass-allow wide street access for potential passage of any emergency vehicles.

Even if you are feeling good, but you believe you've possibly been in a Covid, its many variants or flu exposure setting recently during this past month, don't make any Public Auction a spreader event as an asymptomatic carrier, it's better to stay put at home.
