This will be a great opportunity to purchase a well located tract of Prime farmland.
The Live Auction will take place at the Breda Shelter House on 2nd St. in Breda Iowa.
The Farmland is located from Breda, 2 miles east, then 1.25 miles north on Ivy Ave. Farm is on the east side of the road.

Legal Description: North 1/2, of SW 1/4, except Lot 1 and then W 1/2, NW, of SE of Section 4, Kniest Township, Carroll County Iowa

General Description: This is a highly productive and level laying farm, that is highly tillable, with only a small amount of roadway. It has county  drainage tile running through the farm which would provide great access for future tile. This auction is a great opportunity to add to a current operation, or a solid investment for an investor.

Method of Sale: This farm will be offered as a 91.31, m/l unit. It will be sold as dollars/acre times 91.31.

TERMS: The day of the auction, buyer shall pay 10% of the purchase price and sign a standard real estate contract agreeing to pay the remaining balance at time of closing. Closing date will be on or before November 30, 2021. Property taxes will be prorated to date of closing. Possession will be given at time of closing, subject to the current lease which will expire on March 1, 2022. The current lease was terminated for the 2022 year. There are no Buyer contingencies of any kind, and all potential bidders are to have their financial arrangements made prior to bidding.
