3. A $5000 Five Thousand Dollar Minimum or 10% Auction Buyers Premium Applies (whichever is greater) and will be added to the Successful Highest Online Auction Bid in order to determine the Total Contract Price. 

4. The Buyer pays all of the closing costs involved in this transaction including Title Insurance.

5. The Buyer must sign and return all of the Required Ohio Real Estate Auctions LLC Contract To Purchase At Public Auction documents to Ohio Real Estate Auctions LLC, Keith Orr, Auctioneer on the ending date of this online Auction. (See The Attachments)

6. The Buyer must provide the Entire Total Auction Contract Price that must be deposited into the Ohio Real Estate Auctions LLC, Chase Bank Trust Account via a Direct Bank Wire Transfer on the ending date of this Online Auction. 

7. The Buyer must settle in full and close this transaction with our closing agent Veronica Riggs, Ohio Real Estate Title Company within 30 days. 

8. Possession of the Real Estate, free and clear good marketable title and a good deed with no liens or back Real Estate Taxes will be given to the Buyer, by the Seller on the date and time of closing.

9. Default: The Buyer's Entire Total Contract Price is Non Refundable if the Buyer fails to settle in full and close this transaction for any reason in a timely manner within 30 days. The Seller may also find the Buyer liable for additional financial damages.
