Each slip is approximately 10’ W x 22’L. One of the slips has an electric boat hoist as well as a remote controlled electric pontoon boat cover. The boat house also has a storage shed. There is electricity to the boat house. In addition, the shoreline is rip rapped. It has about 190’ of water frontage on Smith Mountain Lake. The lot has 815’ of road frontage on Veranda Bay Dr. and 200’ on Ivy Ln. The property has public water available. 


Directions: By road, from Rt. 40 (Old Franklin Turnpike), turn north onto Rt. 945 (Kemp Farm Rd.) at the Whistle Stop convenience store. Go 0.7 miles on Kemp Farm Rd to Rt. 938 (Standiford Rd). Turn left onto Standiford Rd and go 2.2 miles to Rock Cliff Rd. Turn right onto Rock Cliff Rd and go 0.5 miles to Ivy Ln. Turn left onto Ivy Ln/Beech Dr and go 0.7 miles to Veranda Bay Dr. Watch for the signs.

Directions By water: the property is located just upriver from Marker B29 on the left side of the lake. Watch for the sign on the dock.

Terms: 10% Buyer’s Premium added to the high bid to determine the contract price. A deposit of $25,000 in certified funds will be due on sale day with the balance due in 15 days. Real estate taxes will be prorated as of day of the auction.
