2.39 Acres – 4 Bedroom Home – Country Setting

This older 2 story home has been very well taken care of with MANY improvements over the years. The house has 4 bedrooms (1 down & 3 up), 1 bathroom (down), newly remodeled kitchen in 2014 with oak cabinets & stainless steel appliances. Good size partial basement that was totally redone in 1980. The propane forced air Armstrong Air furnace in only 8 months old. There is a wood burner and fruit cellar in the basement as well. There is a crawl space under the northern section where an addition was put on the house in the early 1990’s increasing the size of living room and master bedroom. Very little is known about the septic other than there has not been issues at all with it. The Huron County Health Department has a new policy that says all properties with their own septic system must be inspected by their department at the time of transfer. However, since no one is currently living in the house, they won’t inspect it until it has had normal use for 60 to 120 consecutive days. With that being said, we must sell the septic system “AS IS”. The winning bidder will be required to sign a form provided by the Huron County Health Department stating they understand they are buying the property in its AS IS condition. The new owner will have to pay for the inspection fee of $300.00 between the 60 to 120 days after living there and IF the inspection comes back and shows that some upgrades need to be made, the new owner will have up to 10 years to get those corrections made, unless there is public nuisance issue, then it would have to be corrected sooner.
