ACCESS TO BOTH TRACTS THROUGH STONY BROOK SUBDIVISION Enter Stony Brook subdivision off of the Allen County / Wells County Line (Wells County Rd. 1200 North) then proceed to the back of the subdivision to Stony Brook Dr. Entrance to the property is located along Stony Brook Dr. Watch for Steffen Group Auction Signs. 



Tract # 1 - Stony Brook LOT 13 B - 75' x 79' Building lot located in the Stony Brook Subdivision, Wells County, Union Township. This is one of the last wooded building lots in the Stony Brook Subdivision. This tract would make an excellent homesite or combined with tract #2 for additional road frontage.

Terms & Conditions



Procedure: The property will sell in (2) individual tracts, any combination of tracts, and as a total unit. There will be open bidding on all tracts and combinations during the auction as determined by the auctioneer. Bids on tracts, tract combinations, and the total property may compete. Tract splits shall be subject to final approval of the Noble County Area Plan Commission.

Method of Payment: A non-refundable earnest money deposit of 10% of the purchase price will be required the day of sale with the balance due the day of final closing. Closing to be within 30 days of the auction. This real estate is being sold for cash and your bidding is not contingent upon financing. Have your financing prearranged prior to auction day. 

Acceptance of Bid: Successful bidder will be required to enter into a purchase agreement immediately following the auction at the site. The seller reserves the right to accept or reject any bids.

Title: Seller will provide the buyer with a commitment of title insurance in the amount of the purchase price insuring the transfer and marketability of the title. Seller will provide buyer with a fully executed General Warranty deed conveying title to the buyer.


Taxes: The Real Estate Taxes shall be prorated to the day of final closing. 

Survey: The Seller will not provide Buyer with a survey and will transfer the property based upon the current legal descriptions. In the event that the Buyer or Buyers lender requires a survey it shall be at the sole cost of the Buyer. The need for any survey shall not be a condition to closing. All auction tracts are approximate and have been estimated based on aerial photographs or current legal descriptions. 

Acceptance of Bid: This real estate is being sold subject to confirmation of the seller.
