Pursuant to a decree of the Circuit Court of Wythe County, Virginia, made and entered on the 2nd day of July 2019, in the chancery cause of Jeb Stuart Earhart Huddle v. Robert Edward Huddle, Trustee, Javonah R. Huddle, Trustee, and Robert Edward Lee Huddle, IV  we will offer for sale at public auction:

Tract 1 - 146.25 acre tract with long road frontage on Huddle Rd.  Land offers rolling pasture for grazing and prime wooded hunting land.  Approximately 41 acres of woodland and remainder in grazing pasture. There is an approximate 11 acre tract that corners on Old School and Huddle Rd that conveys with Tract 1. Elevated views and several house sites available. 

Tract 2 - 155.20 acre tract with long road frontage on Huddle and Old School Rd. This tract offers a good mix of open and wooded land.  Approximately 63 acres of wooded hunting land and remainder in grazing pasture land.  Also on this tract is the ole home place, dating back to Civil War days, silo, barn, and several sheds.  The home is solid and ready for restoration.  The interior shows better than the exterior!  All improvements are sold "as is"! Elevated views and several house sites available. 

Directions: From exit 80 off of I-81:  Take route 52 south for 1.2 miles, right onto route 94.  Continue on route 94 for 5.6 miles, right onto Huddle Rd.  Go 3 miles, property starts at corner of Old School and Huddle Rd (both sides of Huddle Rd).


Terms: ID photo required to register.  We accept certified checks or good checks if known by Auction Company.  All other checks must be accompanied by an irrevocable bank letter guaranteeing payment and approved at time of registration.  Buyer will make a non-refundable 10% deposit day of sale.  Balance due upon delivery of Deed, not to exceed 45 days.  Buyer is responsible for any and all inspections including lead base paint if applicable.  All announcements day of sale take precedence over all printed material. Tracts will be offered separately with an option to block.
