     I have been authorized by Kenneth L. Barbour and Regina N. Barbour, Co-Trustees of The Barbour Family Trust U/A/D September 19, 2018 to offer for sale at Public Auction on Sat., Sept. 14, 2019, beginning at 10:30 AM this home located at 928 East Second Street, Maysville, Mason County, Kentucky 41056. Auction to take place at the premises.

     The home consists of a 2 story frame structure offering 3 bdrms. (two upper level bdrms., one main level bdrm.) and 2 baths (one bath each floor), with a living room and kitchen, with a small back porch room. A small sitting room (suited for use as a nursery, game, or toy room, or even as a small office) in the upper level. There is an stairway accessible attic of sufficient height to permit use as a bonus room. The gas furnace and hot water heater are situated in a small one room basement. The main level is served with CH/CA (as is the upper level bath; however the remainder of the upper level is not provided with CH/CA). The home has nice woodwork, pocket doors, impressive fireplace with mirror on the main level, a second nice fireplace in the upper level as well. The upper level bath has a clawfoot tub.      LEGAL DESCRIPTION - The subject property is further described as follows (legal description from deed referenced above): All that certain lot or parcel of ground lying and being in the Town of Woodville, now part of the South Ward of the City of Maysville, Kentucky and said lot is known and designated on the Plat of Woodville as Lot No. 7 (Seven). Said lot is of record in the Mason County Court Clerk's Office. Said lot has a two story frame home dwelling and other improvements. Same fronting 33' on Second Street and running back 156 feet to Williams Street.

     TERMS & CONDITIONS: The Property is to be Sold upon the following Terms/ Conditions: TERMS OF PURCHASE, REAL ESTATE: Property sold at PUBLIC AUCTION (with reserve, subject to seller confirmation, not an Absolute Auction). NOTE: Sellers have authorized the agent to disclose the reserve in advertising. The reserve shall be the sum of $30,000. Provided that the bid is at least $30,000, the property shall be sold to the highest and best bidder who's offer exceeds $30,000. Purchaser(s) of real estate to place a NON-REFUNDABLE deposit (cash or good check) equal to 10 percent of the total purchase price with contract immediately following sale, with balance due in full with deed at closing on or before the 14 day of October, 2019. Terms of purchase are Cash to Seller: NO CONTINGENCIES OF ANY KIND PERMITTED. Possession with deed at closing. The home on the subject property was constructed prior to 1978. Therefore Lead-Based could potentially be in evidence.
