Selling this very nice Wildlife/Farmland/Retreat/Recreational property located in Ohio, Huron County & Townsend Township on Hartland Center Rd. 1 mile north of US Rt. 20.

Auction being held inside the Townsend Township Hall, located 1 mile south of the property selling with an address of 2776 US Rt. 20 Collins, Ohio 44826

This 96.056 acre property is almost 9/10ths of a mile deep and has 34.18 acres tillable according to the FSA with the remainder 61 acres being wooded. The majority of the tillable farmland is along the front of the property along the road. The soil types of the tillable land are Bennington silt loam soils BgA 0 to 2 percent slopes & BgB 2 to 6 percent slopes, Lordstown loam 2 to 6 percent slopes LrB, Mitiwanga silt loam soil MwB 1 to 4 percent slopes, Condit silty clay loam soil Co,. The north side is Non-HEL while the south side is HEL. The farmland portion has a clay main tile and a few older clay tile where they were needed years ago. The woods was last timbered in the fall of 2008 and consists of many hardwood species. Pristine secluded setting back by the quarries and 7.5 acre open area. One quarry is always full of water while the other quarry is a dry sandstone base. The property has approx. 568’ road frontage and then widens out to approx. 970’ and then is approx. 4,540’ deep. There is an older 24’ x 40’ building on the property. To the best of his knowledge, there is no oil & gas easements known by the seller.
