Selling the real estate of the Donald R. Simpson estate, Huron County Probate #ES2019 0008. Administrator – Jim L. Lane. Located in Townsend Township at 2045 Tiger Rd. Norwalk, Ohio. Huron County parcel #480040020600100. Western Reserve Local School District. .

The property contains 2.144 acres of land, mostly wooded other than the house area. The 2 story house was built in 1982 having 2976 sq. ft. living area plus basement and attached garage. There are 3 bedrooms according to the auditor, but there are clearly 4 bedrooms if desired, one down and 3 upstairs and 2 bathrooms with one upstairs and one on the main level. There is a private well on the property located off the southwest corner of the house just into the wooded area. There is a Kinetico water softening system located in the basement. There are 3 stoves, 2 wood burning stoves on the main level with a forced air furnace in the basement that uses either wood or fuel oil.

The house could use some updating or remodeling.

Septic System:  The Huron County Health Department has a policy that all property transfers that has their own septic system must be inspected by the Health Department. However they must have 60 to 90 days of normal flow through a system before they can check it. Our issue here is that no one has been living in the house for the past several months, therefore they will not check the system. There have not been any issues with the system. Our terms are that they property, which includes the septic system, is selling in its "AS IS" condition. With that being said, the new owners will be required to have the system inspected between 60 and 90 days of normal flow through the system. If the inspection reveals some issues, the new owner will have to fix it and are given up to 10 years to make the proper changes. The septic system was put in 1978 which was prior to the house being completely built. The only thing I see needing fixed is the concrete lid on top of the distribution box, but an inspection by the Health Department will make those determinations. I say all of this to inform you and to try to make you comfortable in bidding on this property. The odds of a major change in the septic system is very slim, however only the inspection will determine that. Call the Huron County Health Department and Jim Charville at 419-668-1652 

Terms:  Sells at Absolute Auction to the highest bidder. 10% Non-Refundable deposit due by winning bidder day of auction. Closing on or before September 30, 2019. Property selling in its AS IS condition. Current taxes of $585.11 a half to be prorated to the day of closing. No co-brokerage on this sale.

The deposit does not need to be paid for by the person who may actually be buying it. MANY times parents, grandparents, uncles or aunts will make the deposit payment for younger couples. Payment can be made by personal check.

I heard rumors that it must bring $50,000.00 to sell, those are just rumors. This property WILL be signed into a purchase agreement the night of the auction to whoever bids the highest, regardless of price!
