The auction will be held at the Big Long Lake Club House which is located at 9525 E. 500 S. Wolcottville, IN 46795.

Inspection

Thursday, August 1st from 4:00 pm to 6:00 pm and Thursday, August 15th from 10:00 am to 12:00 noon. Meet a Steffen Representative on Tract #4. Walkovers of the property available at that time.

Tract Descriptions





Tract #1 – 26 +/- Acres with approximately 345’ of road frontage on Noble County Road 1000 N. This is nearly all tillable consisting of mostly Houghton Muck, drained soil.

Tract #2 – 109.11 +/- Acres with approximately 1,845’ of road frontage on Noble County Road 1200 N. This productive tract of land is mostly tillable consisting of primarily loam soils.

Tract #3 – 7 +/- Acres of land with an older two-story farm home and farm buildings. The home and buildings on this tract of land need work. However, this would make an excellent project property or wonderful homesite for new construction.

Tract #4 – 46.88 +/- Acres of land road frontage on Lagrange County Road 800 S. This tract of land has approximately 40.77 tillable acres consisting of mainly Wawasee Fine Sandy Loam and Conover Loam soils along with 6.22 acres in the CRP Program.

Farm Locations

Tract # 1 - Noble County, Wayne Township, Section 1 – From the intersection of 1000 E. travel west on County Rd. 1000 N approximately ½ mile the farm is located on the south side of the road.

Tract #2 -3 - Noble County, Wayne Township, Section 1 - From the intersection of 1100 E. travel east on County Rd. 1200 N. approximately ½ mile the farm is located on the south side of the road.

Tract # 4 – Lagrange County, Milford Township, Section 36 – This farm sits directly across the road from Tract#2,3 on Lagrange County Road 800 S. (which Noble County Rd. 1200 N.). 


Terms & Conditions



Procedure: The property will sell in (4) individual tracts, any combination of tracts, and as a total unit. There will be open bidding on all tracts and combinations during the auction as determined by the auctioneer. Bids on tracts, tract combinations, and the total property may compete. Tract splits shall be subject to final approval of the Noble County Area Plan Commission.

Method of Payment: A non-refundable earnest money deposit of 10% of the purchase price will be required the day of sale with the balance due the day of final closing. Closing to be within 45 days of the auction. This real estate is being sold for cash and your bidding is not contingent upon financing. Have your financing prearranged prior to auction day. 

Acceptance of Bid: Successful bidder will be required to enter into a purchase agreement immediately following the auction at the site. The seller reserves the right to accept or reject any bids.

Title: Seller will provide the buyer with a commitment of title insurance in the amount of the purchase price insuring the transfer and marketability of the title. Seller will provide buyer with a fully executed General Warranty deed conveying title to the buyer.

Possession: Possession shall be given after the harvest of 2019 crops. The Seller shall retain 100% of the cash rent and CRP payments for 2019.

Taxes: The Seller shall pay ALL of the 2019 due and payable 2020 installment of real estate taxes and assessments. The Buyers tax obligations will begin with the 2020 payable 2021 taxes. 

Survey: A staked out survey of the property shall be provided with the cost of the survey split 50:50 between the Buyer and the Seller. Final bids will be adjusted to reflect the results of said survey. The type of survey prepared shall be determined by the Seller and Auctioneer as long as it is sufficient for issuance of a title insurance policy. Combination purchases will only receive a perimeter survey. Only the boundary corners of the respective tract sold shall be marked. Successful bidders will then pay a revised purchase price calculated by multiplying the actual surveyed acreage by the actual purchase price per acre indicated in the offer to purchase. All auction tracts are approximate and have been estimated based on aerial photographs or current legal descriptions. 

Acceptance of Bid: This real estate is being sold subject to confirmation of the seller.
