This dwelling has not been used or lived in for last 2 years; it is in need of cleanup, maintenance and could be a live-in fixer/upper, while renovations are being done. Certainly a low cost starter property or low cost cabin for someone with the right skill set.  While the property has no frontage on the lake, it is within walking distance (approx 3 blocks) of Harveys Lake. There are several public launching area's and motor boats and jet ski's are allowed. The setting provides a nice view of the lake and these lots are bordered on two sides by acres of wooded terrain.

This property consists of three parcels known on the tax rolls as being # 74-D6S1-004-016-000,  # 74-D6S1-004-014-000 and # 74-D6S1-004-015-000. Each lot is approximately the same size and they total 15,850 sq feet combined.  The lot # 74-D6S1-004-016-000 is the cabin lot and it measures 40' X 120'  and is accessed from Second Street. The other two lots are to be accessed from Third Street, they measure 45' X 122'  and 40' X 125'  and are separated from the cabin property by Third St. which is on the plot plan but does not appear to have ever been graded or improved.  The cabin property sells with a Deeded and shared well for water supply from another lot (#12) that is accessed from Tara Drive and is on the uphill side of  Third Street. The cabin/house sets on a .125 acre lot (40' X 120') and is a frame structured summer home with approx 875 sq foot living space including kitchen, living room, two bedrooms and bath. There is also an attached and enclosed 200 sq foot porch, and an unfinished room on the second floor with outside access by stairway at the rear of the house. The cabin is connected to city sewer. In addition there is  a macadam driveway to an overhead garage door used to access what was once a garage and is now used for a laundry and storage area under the dwelling. Originally a smaller cabin but has been expanded. Width of the structure is now 35' and it sets on a 40' wide lot. The lawn seen along the N-East side of the structure is NOT PART of the real estate we are selling; it is in fact part of  a larger bordering property owned by the Mclaughlin Family. 


The other two lots are located to the north west, or uphill and opposite side of what is designated as Third Street from the cabin lot. Third Street is the rear border for the cabin lot and is an undeveloped roadway at this point which separates the two larger lots from the cabin lot. The two unimproved lots are uphill and behind the dwelling and those 2 lots share a 122.5' border and are each of similar (45' X 122') size. The two additional lots #014 and #015 if combined (reverse subdivision required) should meet the larger setback and minimum size requirements now needed for construction of a new structure. This would also require access through lot # 16 or via Third Street which is an unimproved road. We have applied for a sewer permit for these two lots and all indications are that it will come through. Must be used within next 2 years or can be sold back to the town. These are available in limited quantity's and at times are unavailable. Owning a permit is Key to being able to build upon and or to resell a property!
