Location & General Information

Farm is located approximately 10 miles northeast of Perryville, MO in Sections 17, 20 & 27, Bois Brule Township, Perry County, MO (or approximately 11 miles south of Chester, IL). From Perryville, MO (Jct. of Interstate 55 & Hwy. 51) take Hwy. 51 north approximately 12 miles to Hwy. C, then south approximately 8 miles to County Road 220. Tracts 1-3 are located south of County Road 220 & on the east side of Hwy. C.

To Tracts 4 & 5 (Jct. of E & C) continue south on Hwy. C approximately 1.5 miles to County Road 358. Take County Road 358 a short distance southeast, then left (east) on County Road 356 approximately 1 mile to farm.

Method and Terms

Acreages in this advertisement are estimated. A survey will be completed prior to the sale on all 5 tracts. Tracts 1-5 will be sold on a price per acre basis based on acreages obtained from completed survey. Tracts 1-5 will be offered through the marketing method of "Buyer’s Choice" whereas the high bidder can purchase (in any order) any or all of Tracts 1-5 for their high bid.

The property will not be offered in its entirety at the conclusion of the auction. Bidding is NOT contingent upon financing.

At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Reliable Community Title Co., which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Reliable Community Title Co. on or before Wednesday, September 12, 2018. Possession will be given at time of closing subject to the current 2018 only farm lease.

Tracts 1 & 2: Under the current 2018 60-40 crop/cost share lease agreement, owners receive 40% of the gross sales proceeds on the total grain produced LESS 40% of the total itemized production cost. NET farm proceeds under this lease agreement will be prorated to date of closing.

Tracts 4 & 5: Under the current 2018 2/3-1/3 crop share lease agreement, 1/3 of the GROSS sales proceeds will be prorated to date of closing.

Farmland sells free and clear for the 2019 crop year.

The 2018 real estate taxes will be prorated to the date of closing. The 2019 real estate taxes and subsequent years will be the responsibility of the buyer(s). Title Insurance in the full amount of the purchase price will be provided. Closing costs will be split between buyer & seller.
