Parcel 1 -  2889 Zink Road, Manheim, PA 17545, 74+/- Acre Farm.

This farm has been in the Brubaker family for 206 years.

This is a preserved farm. This farm has been used as a dairy farm, but could be used for different purposes. Annual real estate taxes are about $9,000.  Land is tillable with Bedington soils.

There is 2 entrances to this parcel.  They can be accessed from North Strickler Road and Zink Road. The Farmland preservation easement allows an additional home to be built on parcel 1, and it can be subdivided from the parcel on a two acre lot.  Call for details. This farm has beautiful views, and is in a private setting. This is a great place to raise a family. This farm is five minutes from Rt. 283.  60+/- acres tillable, some fenced pasture and a few acres of woodland. This farm has two homes. The main home with the farmstead buildings is 3,791 square feet in size with five bedrooms and three bathrooms. This home has a very nice kitchen, office,  laundry room on the first floor and a lovely family room with fireplace and plenty of room for family and friends. There is a three+ car detached garage near the home with a recreation room above.

The second home is a 1,130 square foot, two story home with two bedrooms and one bathroom. This home is across Zink Road, and next to it is a two story barn with a single story addition. This barn is used for loose housing of heifers.  

The cows are milked in a 68 stall, tie stall dairy barn, with a 2 ½ inch pipeline milking system, and 16 milking units. This dairy complex has a 4,000 gallon tank, and the stable cleaner dumps the manure into the barnyard and it is pushed into a circular concrete manure storage structure.  This milking barn is partly under the original bank barn, and there were two additions. Cows are walked down from the free stall barn to be milked.

There is a maternity pen near the milking barn, and a transition / dry cow barn also near the milking barn area.

The free stall barn is a 216 cow, full slatted floor, double curtain sided, six row, drive through barn with an offset peak roof. This farm has a mister system and great ventilation. The stalls have mats, and are bedded with shavings. It was built away from the main farmstead to allow a milking parlor to be added in the future. This barn was built in 2001.

There is a 44’ X 70’ equipment shed with sliding doors with the 24’ section of the floor concreted.

There is a 40’ X 158’ side feeding heifer barn, with partial slatted floor to tie into the concrete manure pit. This barn has 59 larger head locks and 16 small head locks. This building has an 8’ overhang over the feed area.

There is a 14’ X 92’ open sided calf barn with a 27 calf capacity. The calf area is 8’ wide and can be separated into four foot wide sections, or kept with three calves in each 12’ section. This barn has a ten foot concrete apron beyond the roof line.

There is a indoor/outdoor dog kennel between the calf barn and heifer barn that could be used to generate additional farm income.

Adjacent to this farm is a 44 +/- acre general farm that will also be offered at public sale on the same day. On this 44 acre farm is a 150 + gallon per minute water well that this 74 acre dairy farm uses as its water source. If these farms are sold to separate owners, the owner of this 74 acre farm will still have the right to use the water from the 44 acre farm.

Near the bank barn is a newer cape cod home that is owned by a third party. This is on a separate 4 acre parcel and is not included with this 74 acre farm sale. This owner has the right to use the lane into this farm off  North Strickler Road.

Parcel 2 -  393 North Strickler Road, Manheim, PA 17545,  44 +/- Acre General Farm.

This is the Blake A. Brubaker Farm and is located in Rapho Township, Lancaster County.

Annual real estate taxes are about $ 4,750.

The Farmland preservation easement allows an additional home to be built on parcel 2, and it can be subdivided from the parcel on a two acre lot. Please call for details.  40 +/- acres tillable with a small amount of tillable land across the road from the home and bank barn with small pond, and single story garage.

This parcel consists of mostly Bedington soil with a small amount of Duffield soil. This property is within a few miles of Rt. 283 which provides easy access to Lancaster or Harrisburg.

This farm has a two story, three unit frame home with a total of six bedrooms. Two of these units are rented out and one unit is used for labor for the adjoining dairy farm also being sold. There is a two car garage in the basement, and this home has a septic system that is just a few years old. This home is in need of TLC.

This farm has an approx. 40’ X 60’ bank barn with an addition. This barn has been used for storage and part of it has been used for steers.

This farm has a billboard on it near Rt. 283 that generates an annual income of about $1,500.  This farm has a 150+ gallon per minute well that is used by the adjoining 74 acre dairy farm that is also being offered for sale.  If this 44 acre farm is purchased by a different buyer than the 74 acre farm, this water usage arrangement will continue. The owner of the 74 acre farm will pay for the electric used for this water pumping, and pay for any maintenance, line, pump repairs or replacement.

If this well dries up, the owner of the 44 acre farm will have no obligation to allow another well to be drilled on this farm. This farm has two 3,000 gallon cistern near the bank barn that the well pumps into, and from these cisterns, the water is pumped to the 74 acre farm.

This farm would make a great vegetable farm and the well has ample capacity to allow for irrigation.
