PROPERTY DESCRIPTION


64.8+/- Acres located in McGrady, NC
Physical Address:  US Hwy. 18 North, McGrady.   Approx. 1 mile south of McGrady in northern Wilkes County.
All four parcels in the auction total 64.8 +/- acres and are a part of Wilkes County PIN:  3944-72-1498.The property is undeveloped with the exception of fencing on Auction Lots 1 and 2 and a storage building is on Lot 1.
This land is in close proximity to the beginning of the climb of the local escarpment, Stone Mountain State Park and the Thurmond Chatham Wildlife Management Area.   Recreational opportunities of many kinds are within an easy drive of this property while being in the country but also convenient to town.
Parcels may be bought by the highest bidder in individual acreages as divided or in combinations of the auction parcels.

The Auctioneers have placed white stakes at approximate corners to lots to assist in illustrating the property lines.   These stakes are for illustrative purposes only and do not reflect survey boundaries.
If this tract is sold divided, a survey will be required. The surveyor will be chosen by the auctioneers and the survey will be the expense of the purchaser.
*The farm is presently in a Farm Land Preservation Program and in the Land Use Tax Program, which is optional for the new buyer.  In the event the new buyer chooses to not continue the property in the Land Use Tax Program, the new buyer will be responsible for the land use transfer fee. 


Auction Lot 1:                  
10.2 +/- Acres of Pasture Land.  
Some trees exist next to Cane Creek Road, but the parcel is mostly grassland pasture.
Fronts US Hwy. 18 and Cane Creek Road.  Gate access is currently in place from both roads.
Parcel is highest grade at US Hwy. 18 gate and gently to slopes to rear of property boundary at creek.
There is a hay/equipment barn on the front half of this parcel.
A portion of this parcel next to US Hwy. 18 was fenced as a hay meadow.

Auction Lot 2:
12.6 +/- Acres of Pasture Land.  
Some trees exist along north fence line and east boundary along creek.   This parcel is also mostly grassland used as pasture. 
Current fence access is available on Auction Lot 1.   This parcel fronts US Hwy. 18 on the west side of the acreage.
Parcel is highest grade at US Hwy. 18 gate and gently to slopes to rear of property boundary at creek.
There is a wetland area on the east side of the parcel nest to the creek.  This area has been identified to have Bog Turtles present.   While the turtles have been studied by biologists it has not be designated as a Bog Turtle habitat.
A portion of this parcel next to US Hwy. 18 was also fenced as a hay meadow.

Auction Lot 3:
19.6 +/- acres of wooded mountain land.

This parcel is all wooded with a mixture of pine and hardwoods.  Growth is not consistent throughout the acreage. 
From the west side of US Hwy 18 the parcel climbs to the western most area of the auction lot 3.
There is a culvert accessing the property from US Hwy. 18 that was previously used for logging operations.   The remnants of a logging road are evident going west on the property.
The topography of this parcel levels off to some degree on top of the mountain.
There is a powerline running along the east side of the property near the highway.

Auction Lot 4:
22.4 +/- acres of wooded mountain land.

This parcel is all wooded with a mixture of pine and hardwoods.  Growth is not consistent throughout the acreage.
There is a culvert accessing the property from US Hwy. 18 that was previously used for logging operations.  
There is a powerline running along the east side of the property near the highway.
