The Yoder farm is located in Sections 24 & 25, T10S-R5E, Stonefort Township, Saline County, Illinois. The farm is located approximately 4 miles east of Stonefort, IL (approximately 14 miles southwest of Harrisburg, IL). Watch for pre-sale directional signs.

TRACT 1 - 34 ACRES±

  • This tract is improved with a 4,000 square foot home featuring 5 bedrooms, 3 bathrooms, summer kitchen area and bonus room. There is also a 20'x 20' basement and an 18'x 20' unfinished addition with possibilities of an office, mud room, work shop or attached garage.

METHOD & TERMS

All 3 tracts will be sold on a price per acre basis, based on the above indicated acres. Tracts 1 - 3 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Auctioning will continue until all three tracts have been sold. The tracts will NOT be offered in its entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written Purchase Agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing, on or before Monday, August 20, 2018. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. The 2018 real estate taxes will be paid by the seller on Tracts 2 & 3. The Tract 1 taxes will be prorated to the date of closing. Possession will be given at the time of closing, subject only to the current farming lease for 2018. The farm sells free and clear for the 2019 crop year.
