37+/- acres located NW ¼ of SW ¼ Section 10, Hennepin Twp. T.32-R.2W.  At the Hennepin/Rt. 26 Exit off of I-180, the parcel is on the South East side of interchange with frontage on Route 26.  Situated in the City Limits of Hennepin, IL.

37+/- acres all tillable with a Surety Crop Production Index of 122.2.  Including Huntsville, Wea, Terril, Ade, DaKota, Martinsville, and Rodman soils.

1.) Parcel will be sold by the surveyed acres.  Survey will be provided by Seller at closing.

2.) The successful bidder will be required to enter into a standard purchase agreement contract.  10% of the contract purchase price will be due immediately following the auction. The balance will be due and payable on November 15, 2018 at closing.

3.) The seller shall provide a title insurance policy in the amount of the purchase price of the subject properties.

4.) The 2018 real estate taxes due and payable in 2019 will be credited by the Seller to the Buyer at closing.  All subsequent real estate taxes will be the responsibility of the buyer.

5.) The property is being sold in “AS IS” condition, with no implied warranties of any kind.
