1.6 Acres of Real Estate w/excellent Frontage on Rt 272 north and easy access from the southbound lane, to be offered at 11:00 AM.  Approx 13,000 sq foot building, includes 25 X 55 shop area which is currently accessed by (2) 11'6" W X 12'H overhead doors. Could easily be used as 4 work bays. This shop previously served a JD Ag Equipment store, and has since been lawn and garden repair shop.  Building is well maintained and has had several hundred thousand dollars spent in recent years on improvements including air conditioning and expansions. We will be selling the contents of the building to include large volume of Gondola shelving, pallet racking, metal shelving, display racks, Hardware store  support equipment and display items etc; as well as Office supplies,  24'  sectional Parts counter,  Literature racks,  File cabinets, office furniture, office supplies,  Gondola and wall mounted shelving, shelving to include  a majority of Madix and Lozier with some Streater.  Sections of various heights, includes some older and unknown brand metal wall units; many large containers full of hooks and hangers with bin tags for on the shelving. Huge volume of extra shelves in various widths and depth's, and every accessory for product display known, display hooks with bin tags of many lengths sold in 50 count or larger lots,  includes chrome racks and "fences" for on those shelves.

Lawn and garden equipment items Some are new, most are used, some are parts only. Is to include but not limited to snow blowers walk behind and tractor mounted models; leaf blowers; chain saws; weed eaters; pressure washers; mower blade sharpener; chain saw chain sharpener; chain saw chain assembly tools; small Mantis roto tiller.  97 F350 4x4, 7.3 Powerstroke,  Automatic,  211,000 miles,  5,000 miles on new trans, New Bed and repainted in 2015. Very nice truck
2001 Dodge 2500 ext cab short bed w/ cap, 4wd, auto, rusty but runs and drives well.

2003  Dodge Grand Caravan Sport  AWD, 151,000 miles, new front tires, inspected 7/19 does have some rust that will need attention.

2001 Jeep Cherokee Sport 4x4, 144,000 miles inspected till 12/18 will need rust fixed to pass inspection. is an R- titled jeep bought that way when had 8,000 miles on it new.

ADVERTISING SIGNS, SOME ARE LIGHTED.  Diamond shaped  (72" X 40") one sided Porcelain, Goodyear sign with some imperfections but in nice condition over all;  Pair of aluminum frames from the original JD signs that were on the building, look complete except for NO plastic faces or logo.  25 Cent  Gumball Racer (gumball dispencer) Race car themed 7' tall, 3' wide base and in very nice condition. Chocolate M & M sales center,  set of candy dispencers on stand;

New and used parts: most all of the parts are new or high quality used parts taken off due to shipping damage or some small defect (eg. small tear in a seat cushion. several JD mower hoods; mower seat cushions; many new JD rims; 40 parts catalogs for John Deere and a few others; a 100 PLUS TECH MANUALS FOUND TODAY FOR MANY DIFFERENT LAWN AND GARDEN TRACTORS look to the pictures, few repair manuals for JD.  New JD & Husqvarna lawn and garden parts inventory. The NOS parts are inventoried by location on shelving and on computer files, click on the attachment above to view the list.  many many small parts for primarily JD as this was a John Deere Lawn and Garden dealer but will include a few other brands, these parts will sell by the shelf  or rack with an inventory list included with each shelf. This inventory  first cost value is to be in excess of $50,000 dollars, there is a nice inventory of parts here as they kept parts on hand for retail sale as well as for use in their repair shop. 2011 Carrier heat pump used a season and a half, looks nearly new and worked excellent when it was removed. Was replaced at time of renovation to the building.

Sales counter, U shaped with 9' face and 7' lengeth set up for two sales lanes.  Castex floor dryer;  Contents include masonry tools and supplies; pool and spa treatment chemicals; many "mailbox" or "address" letters and numbers; several "for sale" "open" "no smoking" and other signs; engine maint. kits; stud finders; Husqvarna lic. plate; Husqvarna batteries; Husqvarna trimmer reels; approx. 100 tray boxes of misc hardware, screws, nuts, stove bolts, E clips, bolt size guide, just to name a few. skids of used interlocking flooring cushion tiles in several colors, these where used in the store but are in very good condition. skid of older engines for parts or repair. 

Auctioneers Notes: Private showings available on on contents or the Real Estate with a phone call and preview is scheduled for Sept 6th from noon till 7PM,  This sale is larger than first anticipated and we will be running  two auctioneers at times. Plan for auction into the mid to late afternoon and for an early start, We advertised 9:30 start and we will be doing our best to be selling by 9 AM.
