Location & General Information
Make plans to check out this beautiful, Fulton County, IL farm known for generations as the Eldon & Barb Baker farm. The farm contains 425 acres±, is currently being surveyed and will be sold in 5 individual tracts. The parcels include productive tillable tracts, wooded/hunting tracts and pastureland. Also selling is a well maintained country home with acreage that is improved with a beautiful large barn and other outbuildings and is situated on an all weather, hard surfaced road with public water available.
Directions to the Baker farm: On Hwy. 136 at the east edge of Ipava, IL, take Cty. Hwy. 2 south 2 miles to E. Quarter Rd., then west 1/2 mile to the farm; or from Astoria, IL take Hwy. 24 east 2 miles to Cty. Hwy. 2, then north 6 miles to E. Quarter Rd., then west to the farm. E. Quarter Rd. and N. Maple Tree Rd. divide the farm and tracts. (Ipava, IL is located in Fulton County, IL approximately 20 miles southeast of Macomb, IL, 10 miles northeast of Astoria, IL and 50 miles southwest of Peoria, IL.) The farm is further described as being located in Sections 18 & 19 of Pleasant Township and in Sections 13 & 24 of Vermont Township, Fulton County, IL.

Tract Information
Tract 1 • 118 Acres± (subject to survey)
FSA figures indicate 110.44 acres tillable including 96.4 acres of NHEL land.
PI rating on the tillable acres is 119.5 with predominant soil types to include Rozetta, Keomah & Sable (soil map available online).
Public water is available to this tract.
Public road access is provided along the north by E Quarter Rd. and along the east by N. Maple Tree Rd.

Tract 2 • 148 Acres± (subject to survey)
This tract is improved pasture land and wooded draws which offers excellent hunting and outdoor recreational opportunities.
Improvements include an older set of farm buildings.
Public water is available to this tract.
Access will be by way of a “deeded” 30’ wide strip of land from N Maple Tree Rd. An entrance off N. Maple Tree Rd. has been approved by the county and installation will be the new buyers responsibility. Until the crops are harvested access will be through Tract 5. After the crops have been harvested the deeded 30’ wide access will become the permanent access.

Tract 3 • 113 Acres± (subject to survey)

Method and Terms
The Baker farm will be sold in 5 individual tracts all of which are currently being surveyed. Tracts 1 – 4 will be sold on a price per acre basis, based on the results of the survey. Tracts 1 – 4 will be offered through the marketing method of “buyer’s choice”, whereas the high bidder can elect (in any order) any or all 4 tracts for their high bid. Buyer’s choice auctioning will continue until all 4 tracts have been sold. After Tracts 1 – 4 have been sold we will then sell Tract 5 for a “LUMP SUM” or total dollar amount. The tracts will not be offered in it’s entirety or in any combinations at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing which is tentatively scheduled for Wednesday, October 3, 2018. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 and the 2018 real estate taxes will be paid by the seller. Tracts 1 – 4 sell subject to the remainder of the 2018 crop and pasture tenancy. After the 2018 crops have been harvested, the tillable acres on all tracts will be available to the new buyer(s) for fall 2018 tillage. The cattle will be removed from the farm on or about November 1, 2018 (prior to the ‘18 firearm deer season). There are no hunting leases associated with any of the tracts. Possession on Tract 5 will be given at the time of closing.
