Location and General Information
The Busboom farm is located approximately 2 miles north of Clayton, IL on the Clayton to Augusta blacktop road. Clayton, IL is located on Hwy. 24 approximately 11 miles west of Mt. Sterling, IL or 28 miles east of Quincy, IL. The property is further described as being located in the West Half of Section 14, T1N•R5W, Clayton Township, Adams County, IL.
The farm contains a total of 174 Acres± (subject to survey) and will be sold in 3 individual tracts. Each of the tracts have income producing tillable acres, wooded acres that offer recreational & hunting opportunities and potential home building sites.
Tract Information
Tract 1 • 69 Acres± (Subject to Survey)
• FSA figures indicate 9.57 acres tillable with the balance in woods and pasture which offers excellent hunting, potential home building sites and improved pasture for livestock.
• Soil types include Keomah, Wakeland & Drury.
• Crop Productivity Index (PI) is 120 on the tillable acres.
• Public road access is located along the west side by Clayton/Augusta Road (Cty. Rd. 2903E).
Tract 2 • 37 Acres± (Subject to Survey)
• FSA figures indicate 25.8 acres tillable with the balance in woods and a small pond which offers outdoor recreational opportunities and potential home building sites.
• Soil types include Rozetta & Keomah.
• Crop Productivity Index (PI) is 111.1 on the tillable acres.
• Public road access is located along the west side by Clayton/Augusta Road (Cty. Rd. 2903E).
Tract 3 • 68 Acres± (Subject to Survey)
• FSA figures indicate 15.87 acres tillable with the balance in woods which offers excellent hunting & outdoor recreational opportunities.
• Soil types include Keomah & Rozetta.
• Crop Productivity Index (PI) is 114.6 on the tillable acres.
• Public road access is located in the southeast corner of the property. From Clayton, IL go north approximately 1 mile to CR 2000th Ave., then east 1/2 mile to CR 2950th St., then north 1 mile to the farm.
Method and Terms
All 3 tracts are currently being surveyed and will be sold on a price per acre basis based on the surveyed acres. All 3 tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Auctioning will continue until all 3 tracts have been sold. The tracts will NOT be offered in its entirety or in any combinations at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before August 16, 2018. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes due and payable in 2018 will be paid by the seller, with the 2018 and all subsequent years being paid by the new buyer. Possession will be given at the time of closing. The farm sells subject to a cash rent crop tenancy for the 2018 crop year. Buyer will receive the 2018 cash rent income.
