FORMER FEED MILL OWNED BY PURINA MILLS THAT IS BEING SOLD AT PUBLIC AUCTION. PROPERTY INCLUDES 16.01 ACRES MORE OR LESS W/APPR. 9.5 ACRES +/- IN CROP GROUND. BUILT IN 1971 TO 1979. LARGEST BUILDING WOULD BE A GREAT STORAGE BUILDING WITH 9821 SQ. FT BUT WOULD HAVE TO HAVE RAMPS TO ENTER. MANY OVERHEAD DOORS. ALL VERTICAL TANKS WERE PROFESSIONALLY CLEANED AND/OR REMOVED IN THE FIRST PART OF 2018 by TERRACON CONSULTANTS, INC. REPORT IS AVAILABLE UPON REQUEST. Seller Disclosure on Title and closing:PLEASE NOTE:

Although Iowa is an abstract state, First American Title Insurance company as well as other insurance companies issue title commitments and title polices for real property located in Iowa.
 
The Seller, Purina Mills does not have nor will provide an abstract of title. 
However, the Seller will provide a title commitment and the buyer may purchase title insurance from First American Title Insurance Company.
 
The closing will be handled by First American Title Insurane Company. 
 
See Section 3.1, Section 4.4 and Schedule 4.4 of the attached purchase and sale agreement for the auction. 
 
Schedule 4.4 lists the following documents to be disclosed to the buyer:
  1. Commitment for Title Insurance covering the real property issued by First American Title Insurance Company dated February 8, 2018, revised February 26, 2018, identified as file number NCS-890382-MPLS.
 
  1. Owner’s Policy of Title Insurance covering the real property issued by Lawyers Title Insurance Company, dated March 15, 1996, identified as Case Number C-93-04679 and Policy Number 113-00-937039.
 
  1. ALTA/ACSM land title survey of the real property issued by Shive-Hattery Engineers and Architects, Inc., Ronald J. Saddoris, dated September 14, 1993, second revision, identified as project number 293160-0.
