The Aden farm is located 3 1/2 miles south of Bowen, IL along the east side of Highway 61/94 or 6 miles northwest of Golden, IL (25 miles northeast of Quincy, IL or 30 miles southwest of Macomb, IL). The property is further described as being located in the Northwest Quarter of Section 11, T2N•R6W, Houston Township, Adams County, IL.
The Aden Farm contains a total of 138 acres (subject to survey) and will be sold in 2 individual tracts (60 acres and 78 acres respectively). Both tracts lay level and represent nearly 100% tillable, Class A soils with Crop Productivity Index (PI) between 135 and 137!

Method and Terms
Both tracts have been surveyed. Tracts 1 & 2 will be sold on a price per acre basis based on the surveyed acres and will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) either or both tracts for their high bid. Auctioning will continue until both tracts have been sold. The tracts will NOT be offered in its entirety or in any combinations at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. Update…The balance of the bid price will be due at closing, which has now been scheduled for Monday, July 23, 2018. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes due and payable in 2019 will be paid by the seller, with the 2019 and all subsequent years being paid by the new buyer. Possession at closing subject to tenancy for the 2018 crop year.
