Location & General Information
The Koch land is located approximately 2 miles Northeast of Mt. Sterling, IL. Take North Jefferson Street (at Casey’s) north past the Brown County Fairgrounds and continue approximately 2 miles north and east to County Road 1125N, then turn right (east) 1/2 mile to the farm. The property is further described as being located in the South Half of the Southwest Quarter of Section 3, T1S•R3W, Mt. Sterling Township, Brown County, IL.
Both tracts represent nearly all tillable farmland that lays level to gently rolling and are ideally located in close proximity to Mt. Sterling, IL.

• FSA maps indicate 36.82 acres tillable.
• Crop Productivity Index (PI) on tillable acres is 119.1.
• Tract 1 has 1.50 acres of CRP at $127.94 per acre which expires in 2018.
• Balance of acres is grass waterways and a few trees.
• Public road access along north side by CR 1125N.
Tract 2 • 44 Acres±
• FSA maps indicate 39.78 acres tillable.
• Crop Productivity Index (PI) on tillable acres is 117.5.
• Tract 2 has .40 acres of CRP at $127.94 per acre which expires in 2018.
• Balance of acres is grass waterways.
• Public road access along north side by CR 1125N and along the east side.
Method and Terms
Both tracts will be sold on a price per acre basis based on the taxable acres. Tracts 1 & 2 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) either or both tracts for their high bid. Auctioning will continue until both tracts have been sold. The tracts will NOT be offered in its entirety or in any combinations at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before October 1, 2018. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes due and payable in 2019 will be paid by the seller, with all subsequent years being paid by the new buyer. Possession will be given at the time of closing. The farm sells subject to a crop tenancy for the 2018 crop year.
