Auctioneer’s Note: We will be offering approximately 416 acres of the Kush Family Farms at public auction. This property has been in the family for 3 Generations and will be offered in 3 tracts. The land is located approximately 2 miles southwest of Genoa, NE (on each side of the Loup Canal) on Highway 22.

Tract 1

Legal Description: Part of the Southeast Quarter of Section 22, Township 17 North, Range 4 West of the 6th P.M., Nance County, NE containing 88 acres more or less.

Property Description: This is non-irrigated tract of farm land that is gently rolling.

Taxes: Estimated 2017 Tax is $4504.62

Tract 2

Legal Description: Part of the Southeast Quarter of Section 22, Township 17 North, Range 4 West of the 6th P.M., AND Part of the Northeast Quarter of Section 27, Township 17 North, Range 4 East of the 6th P.M., Nance County, NE containing 43 acres more or less.

Property Description: This is a non-irrigated tract of farm ground that is generally level.

FSA Information (For Tract 1-2): Records indicate 131.37 acres of cropland. Bases and yields are:

Corn/65.5 acres/134 PLC Yield, Grain Sorghum/7.4 acres/76 PLC yield, Soybeans/1.3 acres/41 PLC Yield, and Wheat/3 acres/38 PLC Yield. Acreages will be assigned by the FSA to the respective tracts once the land is sold.

Tract 3

Legal Description: Part of the Northeast Quarter of Section 27, Township 17 North, Range 4 East of the 6th P.M., AND Part of the North Half of the Southeast Quarter and Lots 3 and 4 of Section 27, Township 17 North, Range 4 East of the 6th P.M., Nance County, NE containing approximately 283 acres more or less.

Property Description: This tract is generally level and offers a variety of native grasses for pasture, trees, and Loup River frontage. In addition to the Loup River, there are numerous springs and a man-made pond that provides water for livestock, waterfowl hunting, Trapping, and fishing. There is an abundance of wildlife including deer, turkey, and waterfowl.
