BRIEF LEGAL:  The East Half of the Northeast Quarter (E/2 NE/4) of Section Thirty-six (36), Township Eighteen (18) South, Range Four (4) East of the 6th P.M., Marion Co. Kansas, containing M/L 78.55 acres.

DESCRIPTION:  Here is a smaller sized acreage that is filled with diversity and some big hunting opportunities.  The pasture is high country on the south and rolls downhill to the creek and timber in the valley.  The pasture has a deep stand of grass and brush and timbered draws to provide plenty of cover for deer and other wildlife.  The east branch of Clear Creek dissects the property with timbered wildlife cover.  It does not always run year around, but even in the current drought, there were pools of water.  North of the creek are tillable acres that provide for a great food source. While on the property, we saw signs of a lot of wildlife and caught many deer and turkeys on our camera. With a little management and a couple of food plots, this property is set up to attract some big deer!


There are a total of 78.55 ag acres that consist of 60.8 acres of Native Grass and timber and 17.75 dryland acres (84.4% Irwin silty clay loam, 1 to 3 percent slopes, 15.6% Verdigris silt loam, channeled, 0 to 2 percent slopes, frequently flooded).  The pasture has not been grazed for some time, as you will see by the tall native grass and brush, which provide for good wildlife cover.  Fences are in below average to nonexistent condition.  There are no leases on the property.  The only improvements are an old style horse barn and an old well that hasn’t been used for years, which sits on the north along 260th St.  FSA Information not available at time of printing.


REAL ESTATE TERMS:  Earnest money at signing of the contract is $10,000 made payable to Security 1st Title of Marion.  Balance is due at closing on or before May 18, 2018 at which time Appropriate Deed will be given.  Title insurance fees and closing fees of the title co are split 50/50 between the buyer and seller.  The 2018 taxes will be paid by the buyer and all 2018 income will be retained by the buyer. Buyer will receive full possession at the time of closing, with no ag lease or hunting lease.  Early possession for ag use to a qualified buyer will be possible with confirmation of the seller.
